Residential development planning consent success on redundant poultry farm in a North Yorkshire rural settlement

We are pleased to have successfully gained outline planning consent, with some matters reserved (appearance and landscaping) for a residential development, on the edge of a rural settlement in North Yorkshire.

Both the architecture and planning teams at Rural Solutions worked together to design a high quality, viable residential development on what is currently a redundant poultry farm. The site has been transformed with three distinct character areas within it to reflect the character of the village and its setting. The proposed site also includes the provision of bungalows to meet a locally identified need for elderly person accommodation.

The resulting permission was also not liable to any affordable housing provision or other Section 106 contributions.

There were no objections from technical consultees in respect of the Parish Council, the Highway Authority, Yorkshire Water and the Ramblers Association.

The application was given full officer support with a recommendation and the application was heard at the Planning Committee. A unanimous vote in favour of the application was received and members commented on ‘the high quality of the design and the significant improvements that will be made to this site as a result of the development’. A great result.
