We are delighted to have successfully attained outline planning permission for up to 35 residential dwellings on a greenfield site at the edge of Kirkby Stephen, Cumbria for our client; a local farming family.

Both the architecture and planning teams at Rural Solutions worked together to design a high quality, viable residential development which resulted in a positive pre-application response from Eden District Council.  The proposed development includes a mix of dwelling sizes, including the provision of 30% affordable housing, as well as areas of public open space. Meeting local requirements and contributing to their Local Plan.

Whilst not within the defined settlement boundary of Kirkby Stephen the site is surrounding on three sides by existing development and Rural Solutions were successfully able to argue that the site was a sustainable location with a number of social, economic and environmental benefits to the local community.

The application was given full officer support with a recommendation for approval.  The application was heard at Planning Committee where the Members unanimously voted in favour of the proposal.
