INDUSTRY NEWS: SUBSTANTIAL OPPORTUNITIES TO CREATE NEW ISOLATED HOMES IN THE COUNTRYSIDE
The new National Planning Policy Framework (NPPF) includes a new clause in paragraph 79 which will provide substantial opportunities to create new isolated homes in the countryside.
The previously entitled paragraph 55 that allowed for new isolated homes in the countryside as well as provision of a dwelling of exceptional design and quality remains intact and is an area of rural planning that Rural Solutions has vast knowledge and experience.
However, the Government has added a new circumstance when permission can be granted, this being when the development would involve the subdivision of an existing dwelling. This is of particular note as the subdivision of dwellings has not been possible in many areas for decades.
There appears to be no limit to the number of until that can be created via the subdivision of the existing dwelling. It seems it seems quite feasible that if an original dwelling is big enough and otherwise capable it could be turned into multiple units.
Typically, planning policies seek to locate rural housing in sustainable locations where it will enhance or maintain the vitality of rural communities. The inclusion of clause d of paragraph 79 provides a new and exciting opportunity for developers to create new dwelling in isolated rural areas. Whilst the opportunity will only be applicable to existing dwellings of a certain size, the inclusion of this new clause provides an that did not previously exist.
