NPPF PARAGRAPH 80E:
AN INTRODUCTION TO THE VALUE AND IMPORTANCE OF LANDSCAPE
At Rural Solutions we are national experts in securing approvals for Paragraph 80e projects with 14 approved schemes to date and a further 12 under development ranging from the initial landscape assessment, to awaiting a planning decision.
In July this year the National Planning Policy Framework (NPPF) was updated which included evolution of the former Paragraph 79e to 80e. Within the revised policy P80e was retained with one subtle update – removal of the requirement to be innovative.
The evolution and retainment of P80e within the NPPF emphasises the value of P80e within the framework and an acknowledgement through revision that this remains a valid route to explore achieving permission for an isolated rural home.
Our experience and research have identified that proposals frequently fail through a misunderstanding of the fundamentals. Knowing how to create an outstanding integral landscape-led vision and navigate the rigorous demands of the policy can be the difference between securing planning and not. Of note, P80e does not stipulate that the vision has to be either classical or contemporary in either the architectural or landscape vision. The style to a degree is not the dominant criteria assessed, the key is to ensure the collective vision is truly outstanding to hope to achieve an approval.
Whilst there are many aspects of the P80e process to explore, this short series of four blogs sets out the value and integrity of landscape within the journey. The blog series will focus on discussing four key landscape themes of P80e, sharing our experience and value which we hope are of interest to you. The short blogs will be uploaded on a weekly basis.
