PLANNING APPROVED FOR REGION’S FIRST PARA 79 AT BENTHAM, NORTH YORKSHIRE
Rural Solutions has secured planning consent for another Paragraph 79e project under exceptional design, this time in Bentham, North Yorkshire.
This will be the 11th planning consent success for Rural Solutions who specialise in planning for rural areas such as AONB and other restricted spaces. A Paragraph 79 consent is a particularly challenging area of planning policy to prove and is the only route to development in isolated areas on the basis that the development is either of exceptional quality and/or truly innovative in its design.
The scheme approved by delegated powers by Craven District Council in accordance with their new local plan will be the first Para 79 in the region.
Client, Adam Carr, a local resident of Bentham came to Rural Solutions along with architects, JMP, for advice and support to achieve consent, after their initial consultation with the council advised that they would have to apply for permission through Paragraph 79e policy. With Rural Solutions track record for success in this area, they were employed on that basis.
The scheme on land near the River Wenning at Bentham is for a single residential dwelling, contemporary in design, but using traditional materials, indigenous to the area and will include many sustainable energy methods throughout such as bio-thermic heat pumps and solar energy.
The development will also include the reinstatement of a public right of way along the riverside, allowing access to walkers down by the river, an area that had fallen into disrepair in recent years but will enhance the area, making it passable again.
