We were approached by the applicant’s architect at a very early stage in the design process in order to advise on the emerging concept design and how to address the planning challenges associated with a scheme.
We advised on the emerging architectural design and its justification together with the associated issues of renewable energy generation, ecology and improvements to public access. A Landscape Visual Impact Assessment was produced by us to demonstrate that there would be no harm to the surrounding landscape or nearby Area of Outstanding Natural Beauty. We also provided advice to the owner on liaison with the Town Council and Ward Councillor.
We undertook a pre-application enquiry with the local authority and its justification prior to submitting a planning application in the following months.
Delegated planning consent was granted following full support from consultees. Consent was granted with Officers not requiring the accreditation of an independent Design Review Panel in arriving at the conclusion that the scheme was exceptional in its design.
