Creating a new home from a ruined country house

The ambitious reimagining of the fire-damaged ruins of a former manor house to create a new country home, preserving and restoring the Grade I listed gates of Nettleham Hall set in a heritage estate.

Objective

To enable the development of an innovative country house to secure the sustainable future of Nettleham Hall, through the development of the ruins of the former manor house and associated buildings, and ensuring restoration of the Grade I listed gates which had fallen into disrepair and were on the Historic England’s ‘at risk’ register.

Approach

Following effective pre-application engagement with both the West Lindsey District Council and Historic England, planning specialists at Rural Solutions put together an extensive planning application, working with Stirling Prize-winning architects Witherford Watson Mann. The proposed scheme demonstrated how the at risk heritage asset could be preserved and restored, whilst creatively delivering an intelligently designed and imaginative contemporary house within the ruins of the former country manor.

The scheme included the restoration of the Grade I Listed gates of Nettleham Hall which Historic England described as being ‘of exceptional architectural and historic interest and within the top 3% of listed buildings/structures in the country’.

Outcome

Elected members of West Lindsey District Council unanimously approved the scheme in 2021, subject to a legal agreement. It was a pleasure for Rural Solutions to work on this project and contribute towards the preservation of English heritage.
