We advised the landowning family from the outset on the suitability of the land holding for a para 79 house and had to select the right site from a number of potential ones, some of which were inside the Dedham Vale AONB and some which were just outside. The best site was relatively prominent and on the very edge of the AONB, with different options to be explored for vehicular access.

Working with the architect we brought forward a scheme that respected the tradition of vernacular Suffolk farmhouses in the area, with appropriate landscaping around it. We had to steer the proposal through two design review panels to ensure the support of the local authority.

A delegated approval was granted which is relatively rare following ongoing engagement planning officers from the pre-application stage onwards.

The house is now being taken forward for construction. We have also subsequently secured consent for a new house for another member of the family on an edge of village site.
