A local development plan review presented an opportunity for an estate to bring forward this ambitious development proposal for the extension of an estate village to contribute to local housing need. Rural Solutions were approached by the estate in Yorkshire to develop a concept to double the size of an existing estate village, with new housing, commercial space and village facilities.

Objective

To deliver a major extension of an estate village, enhancing its sustainability and delivering a capital receipt for reinvestment by the estate.

Approach

Rural Solutions created a sensitive and commercially viable concept to grow the existing village. Detailed written and plan-led submissions were made to the emerging Local Plan for the area, before the Rural Solutions team attended the government’s examination of the plan which was found to be sound and was subsequently adopted by the council, with allocations for around 200 new houses in the village.

Working closely with the local community and the local authority, Rural Solutions promoted an ambitious but well thought out concept for the scheme. Following inclusion of the proposals in the draft Local Plan we carefully monitored the plan progress and supported the council when the plan was examined by a Government Inspector.

Outcome

Allocation of around 200 new homes in the estate village in the adopted Local Plan.
