Good diversification decisions start with the market

By Rural Solutions | 28.10.26

Successful diversification isn’t a case of simply having ideas. From farm shops and holiday accommodation to self-storage, offices, leisure and renewable energy, landowners often have plenty of potential opportunities to explore.

Our team at Rural Solutions work with clients to help them understand which options are right for their land, what is achievable from a planning perspective and how to turn a promising idea into a viable, long-term business.

The challenge is often identifying which ideas have a realistic prospect of success. Testing an idea, proving demand and growing a business over time can often provide a stronger planning case than attempting an ambitious development from day one; and successful diversification doesn't always happen overnight. Incremental growth can reduce risk while creating the confidence and evidence needed for future investment.

One of the first questions we help clients answer is, is there genuinely a market for this diversification idea?

Every opportunity needs to be assessed differently. A self-storage scheme, for example, may depend on the local population and competition, while holiday accommodation will be influenced by visitor numbers, tourism demand and existing provision. Commercial development, meanwhile, needs to be tested against occupational demand, rental values and competing space. And this is why data-backed evidence is so important.

Our approach at Rural Solutions is to draw on demographic, economic and property market intelligence from sources such as the Office of National Statistic (ONS), Rightmove and Location Analyst to name a few, alongside insight from local agents, operators and our experience of similar projects across the country.

The aim is not simply to gather data, but to understand what it means for a particular site and proposal. Where is demand growing? What is missing from the market? How large is the potential customer base? And is there sufficient demand to justify the investment?

We also consider development costs, operational requirements and delivery risks. An attractive market opportunity still needs to make commercial sense.

Putting market insight into practice

Our work at Prestwick Park (pictured above) demonstrates how diversification can create new commercial opportunities from an existing estate. Our team has supported the development of plans for a new business park, helping to establish a viable proposition while responding to local market demand.

At Wyvernwood (pictured below), we provided planning support for the creation of a family adventure attraction, helping to turn an ambitious leisure concept into a deliverable development.

These projects highlight an important point, that successful diversification is not simply about following the latest trend. It is about finding the right fit between a landowner's ambitions, the characteristics of a site and genuine market demand. Data has a huge part to play to help inform this process, but sector experience helps to interpret it.

For landowners, considering diversification, commercial development or the repurposing of existing assets, understanding the market at the outset can help identify opportunities, manage risk and avoid costly mistakes further down the line.
